Goold Estates gains approval for major logistics development in Wolverhampton

Property investment and development company Goold Estates has secured outline planning consent from City of Wolverhampton Council for a new 355,000 sq ft logistics scheme.

The company plans to invest around £45 million in regenerating a 32-acre former landfill site at Neachells Lane, near Wolverhampton city centre. The development is expected to create hundreds of new jobs and apprenticeships, providing a major economic boost to the area.

The scheme will deliver a modern, environmentally sustainable warehouse with Grade A offices, targeting a BREEAM Excellent rating and EPC A.

As part of the project, approximately 14.5 acres of the site will be re-landscaped to create high-quality, publicly accessible open space with improved, well-lit footpaths. In addition, Goold Estates will contribute £700,000 towards a new children’s play area and enhancements to East Park.

Final designs and details will be shaped through extensive community engagement before a reserved matters planning application is submitted later this year.

The Neachells Lane site has a long industrial history, having once been part of a 19th-century colliery before being used as landfill. It was reclaimed as public open space in the 1990s. The site lies in Wolverhampton’s East Park ward, an area with high unemployment, particularly among young people.

Dominic Goold, managing director of Goold Estates, said: “Investment in the development of the Neachells Lane site will create over 500 jobs and bring significant economic benefits to the area.

“We are committed to working closely with local communities and stakeholders to finalise the design and ensure the retained public open space is an asset for everyone. We want to bring forward a scheme that balances economic growth with the needs of the community and the environment.”
