Red Mill Trading Estate
Red Mill Trading Estate was formerly occupied by Redmill Snack Foods, one of the UK’s largest crisp and snack manufacturers. The 128,000 sq ft estate, sited on 6 acres, was originally a multi-let industrial estate before being occupied, expanded and reconfigured for a single occupier by the owner.
The property had been vacant for 4 years and was in poor condition following years of food processing with redundant machinery, roof vents, grease tanks, floor drainage and food grade partitioning left in situ. Externally, the roads were breaking up and vegetation was overgrown.
Immediately upon completing the acquisition, we re-developed the estate into a modern multi-let industrial estate with works including:
-Selective demolition to provide better vehicle circulation space
-Unit refurbishment
-New security measures including automatic gates, monitored CCTV and ANPR cameras
-Re-surfacing of external areas and further land acquisition to provide additional car parking and better roadside visibility
Within 12 months we had completed the development and the whole estate was fully let, with tenants, including: Screwfix, Combat HVAC, Morgan Sindall, BJS Distribution, BillSaveUK, and BID Group.
The estate will be held long term as an investment property.
